Even though home prices have been trending upward, it's still important to price a home correctly for today's market conditions. Many times, a home priced correctly will receive multiple offers and sell for more than the asking price because of the competition among buyers for the home.

Although the real estate market is strong, resist the temptation to overprice your home! We have seen that overpriced homes stay on the market longer, require more price reductions, receive lower offers, and ultimately sell for less.

Staging: Stage it to sell!

Each home should be evaluated individually to determine its staging needs. In general, some good investments include new countertops in kitchens and baths, fresh paint in neutral tones, and new flooring (wood, wood laminate, tile, and neutral carpeting). If you have hardwood floors under your old carpet, get rid of the carpet and show those beautiful floors. Buyers love hardwood floors!

The way we live in our homes is not usually the best way to show and sell our homes! De-cluttering is very important. You need to make those rooms and closets appear spacious! If they are packed with stuff, buyers get the impression that the home is too small. Start getting ready to move now by throwing things away that you wouldn’t pay someone to move for you. Put out of season items and rarely used items in storage. You probably have more furniture in your rooms than you need. Put excess furniture in storage, and artfully arrange the remaining pieces to create a focal point for each room and create a spacious look.

De-personalizing is often difficult for sellers to understand or handle. Put yourself in the buyer's position. When you visit a home you might consider buying, you want to be able to envision your belongings in the space. It's hard to do that when the place is filled with someone's else's personal photos, vacation souvenirs, and religious articles. You don't have to eliminate all of them, just pack most of them away to prepare the house for showing.

Curb appeal is the first impression your home makes as the buyer drives up your street. With today’s internet savvy buyers, web appeal is also crucial, so that your home looks great on the internet.
